What Is Mold Clearance Testing?

Mold clearance testing, also called post remediation verification, is an independent evaluation performed after mold remediation to determine whether the remediated area appears ready to move forward.

California Mold Inspectors evaluates the physical condition of the work area, checks for unresolved moisture, reviews the accessible remediation area, and performs laboratory testing when appropriate. The goal is to verify the completed work before walls, flooring, cabinets, insulation, or other finishes conceal the area again.

When Should Clearance Testing Be Scheduled?

Clearance testing should normally be scheduled after the remediation contractor has completed the remediation scope, final cleaning, and drying, but before reconstruction begins.

The work area should remain accessible so the remediated materials and surrounding conditions can still be evaluated.

Recommended sequence:

Remediation completed → final cleaning completed → materials dry → clearance inspection and testing → laboratory results reviewed → reconstruction begins.

If drywall, flooring, cabinets, insulation, or other materials are installed before clearance is completed, important surfaces may become concealed. If additional cleaning or remediation is later needed, newly installed materials may have to be removed again.

What Does CMI Check During Mold Clearance?

Clearance is more than collecting an air sample. California Mold Inspectors evaluates the overall condition of the remediated area and combines physical observations with laboratory information when testing is appropriate.

Step 1

Visual Assessment

We inspect accessible remediated areas for remaining visible growth, excessive dust, debris, incomplete cleaning, damaged materials, or other conditions that may require additional attention.

Step 2

Moisture Verification

Building materials are evaluated for abnormal moisture conditions. Remediation should not be considered complete if an active leak or unresolved moisture source remains.

Step 3

Remediation Area Review

We evaluate whether the accessible work area appears consistent with the remediation performed and whether affected materials appear to have been appropriately removed or cleaned.

Step 4

Targeted Air Sampling

When appropriate, clearance air samples are collected within the remediated area and submitted to an independent laboratory for analysis.

Step 5

Outdoor Control Sample

When indoor clearance air samples are collected, an outdoor control sample provides environmental context for interpreting the indoor laboratory findings.

Step 6

Clearance Documentation

You receive documentation explaining the observed conditions, laboratory results when applicable, and whether additional work is recommended before reconstruction.

Clearance Testing Is Not Just an Air Test

One of the most important parts of post remediation verification is evaluating the physical condition of the remediated area.

Laboratory results should not override obvious building conditions.

Additional work may still be recommended if:

  • Visible suspected growth remains
  • Remediation dust or debris remains
  • Materials remain abnormally wet
  • The original moisture source has not been corrected
  • The remediation scope appears incomplete
  • A moldy or musty odor remains associated with the work area

The U.S. Environmental Protection Agency states that moisture problems should be corrected and visible mold, mold damaged materials, and moldy odors should not remain when remediation is considered complete.

Read EPA guidance on evaluating mold remediation .

Does Every Clearance Inspection Require Air Sampling?

Not every remediation project is identical, and air sampling should not be treated as the only measure of whether remediation was effective.

California Mold Inspectors uses laboratory testing when it provides useful information for the specific project.

Air sample results are interpreted together with:

  • Visual findings
  • Moisture conditions
  • The remediation scope
  • Sample locations
  • The outdoor control sample
  • The fungal types identified
  • The concentrations reported by the laboratory
  • Other relevant building conditions
An air sample is supporting evidence. It should not replace a professional visual and moisture evaluation.

Are Surface Samples Required for Mold Clearance?

Surface samples are not automatically required after remediation.

When remediated surfaces are accessible, visibly clean, appropriately addressed, and free of a specific unresolved concern, collecting swab or tape samples from every remediated surface generally does not add useful information.

Surface sampling may still be appropriate when a specific material or suspicious condition requires laboratory identification.

What Does Passing Mold Clearance Mean?

A passing clearance does not mean a property is completely mold free.

Mold spores naturally exist outdoors and may also be present indoors. There is no single federal or California indoor mold spore concentration that automatically defines a property as safe or unsafe.

A professional clearance evaluation therefore considers the complete set of project findings.

Depending on the project, acceptable clearance conditions may include:

  • No remaining visible mold growth in the remediated area
  • No significant remediation dust or debris requiring additional cleaning
  • No unresolved abnormal moisture condition
  • No apparent incomplete remediation work within the evaluated area
  • No significant moldy or musty odor associated with the remediated area
  • Laboratory findings that are acceptable within the context of the project when samples are collected
CMI does not certify a building as medically safe or completely mold free.

Clearance documents the conditions observed within the evaluated remediation area at the time of inspection and whether those conditions meet the criteria used for that project.

What Happens If the Area Does Not Pass Clearance?

An unfavorable clearance result does not automatically mean the entire remediation project must start over.

It means one or more conditions should be corrected before reconstruction proceeds.

Depending on the findings, additional work may include:

  • Additional HEPA cleaning
  • Detailed cleaning of remaining surfaces
  • Removal of missed affected material
  • Additional drying
  • Correction of a remaining moisture source
  • Additional localized remediation

After the corrective work is complete, California Mold Inspectors can return to reinspect or retest the affected area as appropriate.

Do not rebuild over an unfavorable clearance condition.

Correct the issue first, complete the appropriate verification, and then move forward with reconstruction.

Why Use an Independent Clearance Testing Company?

California Mold Inspectors performs inspection and testing only.

We do not perform:

  • Mold remediation
  • Mold removal
  • Demolition
  • Cleaning services
  • Reconstruction

That separation matters during clearance testing because our role is to independently evaluate the completed work and document the conditions observed.

We do not earn additional revenue from expanding a remediation project.

Can the Remediation Contractor Perform Its Own Clearance?

A remediation contractor should perform its own internal quality control before declaring the work complete.

Independent post remediation verification serves a different purpose.

It provides a separate evaluation from a company that did not perform the remediation work.

This gives homeowners, landlords, property managers, contractors, and other involved parties independent documentation before the project moves into reconstruction.

Clearance Testing Before Reconstruction

We recommend completing clearance before newly remediated areas are permanently closed.

This may include completing clearance before:

  • New drywall is installed
  • Open wall cavities are closed
  • Insulation is replaced
  • Cabinets are installed
  • Flooring covers the remediated area
  • Other finishes conceal the inspected materials

Discovering an incomplete condition while the area remains open is considerably easier than discovering it after reconstruction.

Clearance Testing Pricing

Clearance Inspection: $295 Laboratory Samples: $75 Each

The $295 clearance inspection includes an independent visual assessment of the remediated area, moisture verification, evaluation of accessible post remediation conditions, and clearance documentation.

Air or surface samples are $75 each and include independent laboratory analysis.

The number of samples depends on the remediation area, containment layout, project scope, and conditions observed during the inspection.

Example: A clearance inspection with two laboratory samples is $445 total.

Frequently Asked Questions

How much does mold clearance testing cost?

California Mold Inspectors charges $295 for the clearance inspection plus $75 for each laboratory sample collected. The number of samples depends on the remediation area and project scope.

What is mold clearance testing?

Mold clearance testing is an independent evaluation performed after remediation to determine whether the remediated area appears ready to move forward. It may include visual assessment, moisture verification, and laboratory sampling when appropriate.

When should clearance testing be performed?

Clearance should normally be completed after remediation, drying, and final cleaning but before reconstruction covers the remediated materials.

Should containment stay in place until clearance?

When containment is part of the remediation project, keeping the work area accessible until verification is complete can make additional cleaning or corrective work easier if anything requires attention.

Does passing clearance mean the home is mold free?

No. Mold spores naturally exist indoors and outdoors. Clearance evaluates the specific remediated area and the evidence available at the time of inspection. It does not certify that every mold spore has been removed from the building.

Is there a mold spore number that automatically passes or fails?

There is no universal federal or California indoor mold spore concentration that automatically defines a building as safe or unsafe. Laboratory findings are interpreted together with visual conditions, moisture findings, sample locations, outdoor conditions, and the remediation scope.

Are surface samples required for clearance testing?

Not automatically. Surface samples may be useful when there is a specific unresolved surface concern, but properly remediated and visibly clean surfaces do not automatically need to be swabbed or tape sampled.

Does CMI perform mold remediation?

No. California Mold Inspectors performs independent inspection and testing only. We do not perform mold removal, demolition, cleaning, or reconstruction.

What happens if clearance does not pass?

The condition responsible for the unfavorable result should be corrected before reconstruction. Depending on the findings, this may involve additional HEPA cleaning, drying, removal of missed material, or correction of a remaining moisture issue. The affected area can then be reinspected or retested.

Should I wait for laboratory results before reconstruction?

When laboratory testing is part of the clearance process, waiting for the results before reconstruction helps avoid covering remediated materials before the complete clearance evaluation is finished.

Can CMI perform clearance if another company completed the remediation?

Yes. Independent third party verification after remediation performed by another company is one of the primary purposes of CMI's clearance testing service.
