Professional Equipment Used During a Mold Inspection
Mold inspection is not based on one device or one reading. Different tools provide different pieces of information.
Moisture Detection Instruments
Moisture meters help identify abnormal moisture patterns in materials such as drywall, wood, flooring, baseboards, ceilings, and cabinetry.
A moisture meter does not directly detect mold. It identifies moisture conditions that may justify additional investigation.
Infrared Thermal Imaging
Thermal imaging displays surface-temperature differences that can help identify areas requiring closer evaluation.
A thermal camera does not see mold through walls. Temperature patterns must be interpreted together with moisture readings, visual observations, and building history.
Humidity and Temperature Measurements

Air and Surface Sampling Equipment

Mold Inspection vs. Mold Testing: What's the Difference?
These terms are often used interchangeably, but they describe two different things.
Mold Inspection
A mold inspection evaluates the building and the conditions within it.
The inspector looks for visible mold, water damage, moisture, leak pathways, odors, material deterioration, condensation, and conditions that may support mold growth.
Mold Testing
Mold testing involves collecting an air, surface, or other appropriate sample and submitting that sample for laboratory analysis.
The U.S. EPA, CDC/NIOSH, and California Department of Public Health all emphasize the importance of visual inspection and moisture investigation. When visible mold or an obvious moisture problem is already present, additional sampling may not provide information that changes what needs to happen next.

Can a Mold Inspection Find Hidden Mold?
A professional inspection can often identify evidence suggesting a concealed moisture or mold condition without immediately opening walls.

How Long Does a Mold Inspection Take?
